Real Estate Lead Generation Cost: Zillow vs Ads vs Referrals

Short answer. Real estate leads are priced in two ways: per lead, or as a share of your commission when a deal closes. Per lead, LocaliQ's 2026 benchmarks put a Facebook lead for real estate at $13.74 and a search ad lead for a residential agent at $157.59. Per closing, Zillow Preferred takes a success fee of 15% to 40% of your side's commission on buyer connections in the markets we checked, and 40% on any home of $400,000 or more; Zillow's old Premier Agent Flex pricing page now redirects to it. On NAR's September 2026 median price of $417,500 and Redfin's 2.52% average buyer's agent commission for homes under $500,000, that fee is about $4,208 per closing. Your own past clients cost no media spend at all, and 91% of buyers told NAR they would use their agent again or recommend them.

Figures read on 27 October 2026 from Zillow's Preferred pricing page, NAR's 13 October 2026 existing-home sales release, Redfin's 8 December 2025 commission report, LocaliQ's 2026 search and Facebook benchmarks and the FTC's 26 August 2026 fee announcement.

What each real estate lead source costs

Real estate lead sources use one of two pricing models. Either you pay for every lead whether it closes or not (ads, Google's pay-per-lead listings, bought lists), or you pay a share of the commission only when a deal closes (Zillow Preferred, for example). This is what each source charged or published when we checked on 27 October 2026.

Cold calls to FSBO and expired listingsYour time, plus Do Not Call access$85 per area code after the first five free (FTC, fiscal year 2027)
Past clients and referralsYour timeNo media cost

The two models are not comparable per lead. A Facebook lead that costs $13.74 may never answer the phone, while a Zillow connection costs nothing until it closes and then costs thousands. The fair comparison is cost per closing, which we work out below.

Zillow Preferred: the success fee bands

Zillow's pay-at-closing program is now called Zillow Preferred, and the old Premier Agent Flex pricing address redirects to its pricing page. The rule is simple: when you complete a purchase or sale with a Zillow Preferred connection, you pay Zillow a percentage of the full commission you expect to receive for your side of the transaction. Seller-originated connections pay 40% in every market. Buyer-originated connections pay by price band, and Zillow says the bands can vary by market, transaction price and the date you received the connection.

We looked up two ZIP codes on 27 October 2026, 85032 (Phoenix-Mesa-Scottsdale) and 30318 (Atlanta-Sandy Springs-Roswell), for connections received on or after 1 January 2024. Both showed the same bands:

Transaction priceSuccess fee
$0 to $99,999.9915%
$100,000 to $199,999.9925%
$200,000 to $299,999.9930%
$300,000 to $399,999.9935%
$400,000 and up40%

Zillow can change the fee by giving 15 days' notice and posting the new rate, and the change applies to connections received after that notice period. Check your own ZIP code before you budget, because the bands follow how Zillow maps each ZIP code to a market.

What that means on a typical sale. The National Association of Realtors put the September 2026 median existing-home price at $417,500, up 1.3% from a year earlier. Redfin's December 2025 commission report found buyer's agents earned an average of 2.52% on homes that sold for less than $500,000 in the third quarter of 2025. At those numbers the buyer side earns $10,521, the home falls in the 40% band, and the success fee is about $4,208, before your brokerage split. On a $250,000 home at the same rate, the side earns $6,300 and the 30% fee is $1,890.

Google: pay per lead, and a missed call can count

Google sells real estate agents leads in two ways. Local Services Ads, which now include Home Listings Ads, show for-sale listings with property data from HouseCanary next to promoted buyer's agents, currently on mobile in the United States. You opt into the Buyer's agent or Seller's agent job types, pass Google's verification and pay only for leads. Google does not publish a price; its help page says pricing "varies dynamically by market."

What counts as a lead matters as much as the price. Google's How leads work page bills an answered call, a call-back where you speak to the customer, and a missed call during business hours where the caller stays on the line for more than 20 seconds. An agent who lets calls ring out during showings pays for leads they never spoke to, which we explained in Google LSA missed call charges. Google is also moving Local Services Ads into Google Ads as Performance Max campaigns with pay-per-lead goals: selected US home and storefront service advertisers moved first, from August 2026, broader groups follow in late 2026, and the remaining categories and non-US accounts move in 2027. The pay-per-lead model stays.

Standard search ads charge per click instead. LocaliQ's 2026 benchmarks, based on 894 US real estate search campaigns that ran from April 2025 to March 2026, put the average real estate search lead at $102.51, with a $3.22 average click and a 3.70% conversion rate. Agents pay more than the category average: $157.59 per lead for residential real estate agents, $142.59 for homes for sale by agent and $162.39 for brokers.

Why Facebook leads cost less

LocaliQ's 2026 Facebook benchmarks put the average real estate cost per lead at $13.74 for lead campaigns, with a 9.95% conversion rate. That is less than a tenth of what a residential agent pays per search lead. One likely reason is effort: a Facebook lead form is completed inside the app in a few taps, so it collects people who are early in their search as well as active buyers. We would treat Facebook as a list-building source and budget for a follow-up sequence that runs for months, not days, then judge it on closings.

The break-even test: when a $4,208 fee beats a $158 lead

Paid leads cost money whether they close or not. A Zillow Preferred connection costs money only when it closes. So the useful number is the close rate at which the two cost the same per closing:

  • Search ad lead at $157.59 against a $4,208 Zillow fee: the break-even close rate is 3.74%, about one closing for every 27 leads. If more than 1 in 27 of your search leads close, search is cheaper per closing; if fewer close, the Zillow fee is cheaper.
  • Facebook lead at $13.74 against the same fee: the break-even is 0.33%, about one closing for every 306 leads.

The test leaves out real costs on both sides: your time and software for working paid leads, the management fee if someone runs your ads, and the brokerage split, which applies either way. It also leaves out quality: close rates differ by source, so do not assume a cheap lead and an expensive connection close at the same rate. The point is to know your own close rate by source. Track it for 90 days in your CRM before you renew any lead program.

Bar chart of average cost per real estate lead in 2026: $13.74 for Facebook lead ads, $102.51 for real estate search overall, $142.59 for homes for sale by agent, $157.59 for residential agents and $162.39 for brokers

Cold calling FSBOs and expireds: the Do Not Call cost

Calling owners who are selling by themselves, or whose listings expired, costs time rather than ad spend, but it has a compliance bill. Telemarketers calling consumers in the US must download the numbers on the National Do Not Call Registry, and for the fiscal year that began on 1 October 2026 the FTC charges $85 per area code after the first five, which are free, up to $23,425 for every area code in the country. Access has to be renewed every year.

Automation adds rules. In February 2024 the FCC ruled that calls made with AI-generated voices count as "artificial" voices under the Telephone Consumer Protection Act. Under the FCC's TCPA rules, a telemarketing call that uses an artificial or prerecorded voice, to a mobile number or a residential line, needs the called person's prior express written consent. So an AI voice agent pitching your services to a homeowner needs that written consent before it dials. States add their own rules on calling hours and registration; see our telemarketing laws by state and how teams run AI voice agents for real estate without TCPA trouble. This is general information, not legal advice.

Past clients and referrals: no media bill

The cheapest source is the one already in your database. In NAR's 2025 Profile of Home Buyers and Sellers, 88% of buyers bought through an agent, 91% of sellers sold through one, and 91% of buyers said they would use their agent again or recommend them. That loyalty pays only if past clients hear from you between transactions: a home-anniversary note, a yearly value update, a review request after closing and a specific referral ask. A CRM that sends these on schedule turns a few hundred past clients into a lead source that costs software and attention, not a share of your commission.

How to choose your lead mix

  1. Measure cost per closing, not cost per lead. Tag every lead with its source in your CRM and record which ones close.
  2. Answer in minutes. In research published in Harvard Business Review, firms that tried to reach a lead within an hour were nearly 7 times as likely to qualify it as firms that tried an hour later. Our guide to speed to lead shows what the research measured and how teams get under five minutes.
  3. Start with your sphere, then add one paid source. Run it for 90 days, compare its cost per closing with your Zillow numbers and keep the cheaper one.
  4. Price the fee before you accept the connection. On a home of $400,000 or more, a 40% success fee is a large share of the commission, so know the rate for each ZIP code you work.

How imisofts can help

Frequently Asked Questions

Zillow Preferred charges a success fee, a percentage of the full commission you expect for your side, when you complete a purchase or sale with a Zillow connection. For buyer connections in the Phoenix and Atlanta ZIP codes we checked on 27 October 2026, the fee was 15% under $100,000, then 25%, 30% and 35% for the next three $100,000 bands, and 40% from $400,000. Seller-originated connections pay 40% in every market. On a $417,500 home at a 2.52% buyer-side commission, the fee is about $4,208.

LocaliQ's 2026 benchmarks put the average real estate lead from search ads at $102.51, rising to $157.59 for residential real estate agents and $162.39 for brokers. Facebook lead campaigns for real estate averaged $13.74 per lead. Those are costs per lead, not per closing, so compare sources on how many of their leads you actually close.

Zillow's pricing for pay-at-closing connections is now published under the Zillow Preferred name, and the old Premier Agent Flex pricing page redirects there. You pay Zillow a success fee when a transaction with a Zillow connection closes, at the rate shown for your market and price band.

Agents opt into the Buyer's agent or Seller's agent job types in Local Services Ads, pass Google's verification and pay per valid lead rather than per click. Home Listings Ads show for-sale listings with HouseCanary data next to promoted buyer's agents on mobile in the US. Google says pricing varies by market, and a missed call during business hours counts as a billable lead if the caller stays on the line for more than 20 seconds.

Telemarketers calling consumers in the US must download the numbers on the National Do Not Call Registry and avoid calling registered numbers unless an exemption applies. For the fiscal year that began on 1 October 2026, the FTC charges $85 per area code after the first five free area codes, up to $23,425 for all of them, and access must be renewed each year. Telemarketing calls that use an AI or prerecorded voice also need the person's prior express written consent under the FCC's TCPA rules. This is general information, not legal advice.

Your past clients and the people they refer to you, because they carry no media cost and no commission share. In NAR's 2025 Profile of Home Buyers and Sellers, 91% of buyers said they would use their agent again or recommend them. The cost is the time and software needed to stay in touch between transactions.
